Assessor Parcel Number Requirement - Effective January 1, 2027
A new state law, Senate Bill 255, helps protect Marin County property owners from deed fraud. Our fraud program will be expanding to send owners a notification whenever a deed, deed of trust or mortgage is recorded on your property.
So we can send these notices, every deed, deed of trust, and mortgage submitted for recording must show the assessor’s parcel number (APN) for the affected property on the face page. Documents without an APN will be returned to the submitted for correction before recording.
A fee to fund this program is coming later in 2027. The amount has not been set and must first go before the Board of Supervisors. Once approved, it will apply to all deeds, deeds of trust and mortgages, except those recorded at the request of a government agency. We will post the amount and start date here.
Do I need to sign up for fraud notifications?
No. Notifications are sent automatically to the mailing address of your property tax statement.
